Spacious and Bright Corner Apartment of Over 96 m² (According to NEN 2580), Featuring 3 Rooms, 2 Sunny Balconies, and an Optional Garage with Storage Directly Below in Amsterdam South
Very centrally located in relation to the A10 ring road and just minutes away from the Beatrixpark and the W.T.C.
We are also separately offering the garage + storage room located directly beneath the apartment. The garage measures 4 meters by 6 meters, and the adjoining storage room is 1.87 meters by 4 meters. The asking price for the garage and storage room is €125,000 (costs for buyer).
The so-called “Warners Blocks,” named after architect A. Warners, were part of the Zuider Amstelkanaal expansion plan — drafted in 1940 and revised after the war — which eventually became the Prinses Irenebuurt. The buildings have three residential floors, with garages and storage spaces on the ground floor. The colored panels on the façades are reminiscent of the work of Mondriaan and Le Corbusier. The original color scheme of these panels was designed by artist Joseph Ongenae.
LAYOUT
The well-maintained shared staircase leads to the entrance of the apartment on the first floor. Entry into a spacious and bright open-plan living room, which connects to a large balcony on either side. There is a fully functional open fireplace.
The kitchen at the front is fully equipped with a 5-burner Boretti gas stove and stainless steel extractor hood, dishwasher, large fridge with separate freezer, oven, and ample storage space.
There are two generously sized bedrooms, both large enough for a double bed, wardrobe, and possibly a desk. Each bedroom provides access to a balcony. The bathroom is fitted with a bathtub, walk-in shower, and double washbasin with vanity unit. There is a separate toilet with a small washbasin and a storage room with connections for a washing machine and dryer.
The exclusive solid hardwood flooring is made of Brazilian walnut, giving the apartment a warm and luxurious look.
LOCATION
The apartment is located in a quiet, low-traffic street in the Prinses Irenebuurt. Nearby you’ll find the Olympic Stadium, the Zuidas business district, and several primary and secondary schools (including the British School of Amsterdam).
Just a stone’s throw away are a variety of cafés, restaurants, and shops, including a bakery, butcher, and supermarket. Specialty stores like L’Amuse, Le Fournil, and Marqt are among the many perks of living in this neighborhood. The new shopping center at Stadionplein and the Beethovenstraat are also within walking distance. Every Saturday, a cozy market is held at Stadionplein offering (fresh) products.
There is ample parking available on the street via a permit system. It is even possible to obtain two permits without a waiting list, allowing you to park directly in front of the property.
Station Zuid/WTC, with excellent public transport options, is within walking distance. The location is also easily accessible by car via the A10 ring road (exits Zuid/Olympic Stadium and RAI – S108 and S109). Amsterdam city center is just a few minutes away by bike. For sports and recreation, you can visit the Amstelpark, Beatrixpark, and Vondelpark. Boating enthusiasts can dock at the nearby Stadionkade.

The seller and his broker will do their utmost to calculate the right surface area and content based on their own measurements and support this as much as possible by placing floor plans with dimensions. In the unlikely event that the dimensions are not (completely) determined in accordance with the standards, this is accepted by the buyer. The buyer has been given sufficient opportunity to check the dimensions themselves or have them checked. Differences in the specified size do not give any of the parties any right, nor can they be used to discuss an adjustment of the purchase price.
