Wonderfully light and spacious 3-bedroom ground-floor apartment of approx. 92 m2 plus a large south-facing garden and a garden house. The apartment sits in the popular Watergraafsmeer area and was renovated around 2 years ago.

Layout The private entrance opens to the hallway, which leads to all the other rooms. Double glass-paned doors lead to the generously sized living room with an open-plan kitchen and direct access to the garden. The kitchen offers lots of storage space and has an island with the sink and a breakfast bar. The appliances include a 4-burner hob with a hood, a combi-oven, a large fridge with a freezer compartment, and a dishwasher. The three good-sized bedrooms all have en suite bathrooms with a lavatory, a shower, and a washbasin. Two of the three bedrooms also have direct access to the garden. Furthermore, the apartment has a separate toilet with a washstand and two storage spaces, one of which includes the white goods connections. Outside, the garden house would be perfect as an additional home office or hobby room.

LOCATION The Watergraafsmeer offers everything you need – lots of green areas, excellent schools and child daycare centres, sports clubs, local supermarkets, delicatessens and specialty shops, cosy bars and cafés like Café 1900 and Elsa’s, and gourmet restaurants like De Kas and Merkelbach. For your daily groceries, you will find the Christiaan Huygensplein just around the corner while the Middenweg, Linnaeusstraat, and Oostpoort shopping centre offer an even broader range of shops. The beautiful Park Frankendael is within walking distance and a great area for all kinds of leisure activities. And in winter, it is just a short hop to the famous Jaap Edenbaan where you can go ice skating. Children will be happy to visit the various neighbourhood playgrounds, such as the one on the Mariotteplein, while other interesting nearby Amsterdam highlights include Artis Zoo and the Wereldmuseum. The broad pavements are another big plus for children.

The apartment is easy to reach by public transport and via several arterial roads. Railway stations Science Park, Muiderpoort, and Amstel are a few minutes’ cycling and tram 19, stopping on the Middenweg, takes you to either Diemen or the city centre. Several buses with connections further into Amsterdam or to other towns outside the city also stop on the Middenweg. And if you are driving, the A10, A1, A2 and A4 motorways are just a short drive. Residents can obtain a parking permit for on-street parking (one permit per address) for which the current waiting list is around five months. Please visit the Amsterdam municipality website for details and updates.
