Located on the charming rural street of Warder, lined with beautiful historic buildings on both sides.

Ideally situated with shops a fifteen-minute walk away. A primary school with after-school care and a nursery are just a stone’s throw away. Nearby is a bus stop with a quick connection to Hoorn and Amsterdam Central Station. The Warder swimming pool and the Warder water sports club are a ten-minute walk away. The famous historic mill, De Breek, is a favourite spot for walkers and cyclists. Here, you can enjoy the best apple pie on the terrace or in the polder café.

This beautiful house stands on a plot of 785 m² of private land and has a fantastic wide view from the back garden over the pastures and the dike of the Markermeer.

Through the authentic portico with a small staircase, you reach the front door in the middle of the house. The entrance opens into the spacious central hall of the house with an impressive handmade oak staircase leading upstairs.

From the entrance, you can see the approximately 7-meter-high ridge of the house. The beamed ceiling in the hall and mezzanine creates a pleasant atmosphere upon entry. The hall offers an unobstructed view of the garden through the sliding doors.

The hall provides access on the left to a spacious study and on the right to the atmospheric kitchen with sliding doors to the spacious dining/living room.

The handmade oak kitchen features an island with a Miele dishwasher and a Liebherr wine cooler. The black granite worktop with a recessed sink and brass taps is beautifully combined. The spacious corner bench is styled to match the kitchen. The floor is laid with Burgundy tiles.

The kitchen includes a 94 cm wide Miele induction hob and plenty of cupboards and drawers. The two ovens are from Miele, one of which is a combination microwave/oven. The fridge/freezer combination is also Miele.

From the kitchen, you enter the adjacent garage/utility room, which, like the rest of the house, has underfloor heating. The front part can be used as a utility room or garage, with the washing machine and dryer in a closed cupboard on the left side. The rear part is arranged as a gym or guest room. This space includes a second WC on the ground floor and a door to the back garden with a bedroom above it, complete with a shower and a built-in wardrobe.

From the kitchen, you also enter the living/dining room through double French doors. The wooden floor with underfloor heating is made of 17th-century antique oak.

In the middle of the living room is a large modern Dru gas fireplace with a Belgian bluestone surround and smooth plastered walls, dividing the room into seating and dining areas. The fireplace has glass on both sides and an alcove above for a television.

First Floor: via the staircase in the hall, you reach the first floor with three bedrooms, a luxurious bathroom, and a third WC. Throughout the entire floor, you find a characteristic pine wooden floor, smooth plastered walls, and access to the following rooms: A spacious bathroom with a walk-in shower, double sinks in an antique cabinet, a designer radiator, and a large bathtub. The authentic brass taps give a rural and luxurious feel. The windows have built-in screens.

Three bedrooms, two at the front of the house and a spacious bedroom at the back with a view of the back garden and the mill. In the two bedrooms at the front, the beautiful old beams are visible up to the ridge of the house. The mezzanine in the middle at the front of the house is accessible through a small door from the right bedroom.

From the living/dining area downstairs, the French doors with large windows offer a wide view of the garden and pastures. This effect is enhanced because the house is built higher. Through the doors, you enter the approximately 8-meter-wide terrace, and via a small staircase, you walk down into the spacious beautifully landscaped garden. It is enclosed by hedges, providing much privacy. The garden has various terraces, beautiful borders, and a large lawn. At the back of the house, there is an unobstructed view over the pastures where the cows graze. There is also a newly built wooden shed in the garden, constructed in 2017, to keep garden furniture and tools dry.

At the front of the house is a well-maintained garden with enough space to park four cars on private land.
